Broccolini, another family-owned company, is a fully integrated real estate provider in investment, development, construction, and property management. The flagship facility is set to be 333,363 square feet and will be located across 14 acres. It will feature 40-foot clear height, 27 dock doors, three drive-in doors, EV charging for eight vehicles, and future rooftop solar installation. “This 330,000 plus square feet new facility of Automann Heavy Duty Canada represents a major step forward in our growth and commitment to serving customers across Canada,” said Dennis Singh Khanduja, President of Automann Canada in Broccolini's media release. “It strengthens our supply chain, supports our sustainability goals, and reinforces our dedication to investing in the communities where we operate.” Mayor Annette Groves extended congratulations to Automann and Broccolini on the groundbreaking of Automann's Caledon warehouse. “Thank you for investing in our Town and demonstrating Caledon is a strong choice for business with excellent transportation access to road, rail, and air networks,” said Mayor Groves in a statement. “It offers a large, skilled labor pool and dedicated land for future employment, attracting major companies.” Toni Wodzicki, Vice-President of Acquisitions and Investments at Broccolini, said Caledon was chosen for the flagship facility due to its prime logistics advantages, direct access to major road, rail, and air networks, and its strong labour pool.  “Its location perfectly supports Automann's national distribution strategy and Broccolini's commitment to delivering high-performance, future-ready industrial spaces,” says Wodzicki. He added the Caledon facility has been designed to “optimize operational flow, maximize efficiency, and support future growth.” “Its strategic location near major transportation routes enables seamless connectivity across Canada, allowing the new hub to streamline distribution, increase capacity, and enhance service reliability for customers nationwide.” Wodzicki said when considering the project's design and development, sustainability was a “foundational” consideration. The facility, he noted, incorporates high-efficiency mechanical systems, low-flow plumbing fixtures designed to achieve at least a 25 per cent reduction in potable water use, and drought-tolerant landscaping supported by weather-sensor irrigation systems that aim to reduce irrigation water consumption by approximately 40 per cent.  These features, shared Wodzicki, enhance operational performance and longevity while underscoring Automann's commitment to environmental stewardship and Broccolini's dedication to building sustainable, future-ready facilities that deliver enduring value to clients and communities alike. This project will involve approximately 500 workers from local subtrades during construction and close to 200 permanent positions once operational.  Wodzicki said beyond direct employment, it will also “generate economic spin-offs through local suppliers and service providers.” The construction of this facility, he added, will have a “positive impact” on surrounding areas by not only creating local employment opportunities, but also by supporting regional businesses throughout the build. “Broccolini works closely with municipalities and trade partners to ensure projects are executed safely, efficiently, and with minimal disruption. Beyond the construction phase, the new facility will contribute to the local economy and reinforce Caledon's position as a key logistics hub in the Greater Toronto Area,” said Wodzicki. Wodzicki said there was strong demand for modern, efficient, and well-located distribution space, and this project allows Automann to serve its customers better nationwide.  “For Broccolini, it's an opportunity to deliver another best-in-class facility that reflects evolving industry standards and reinforces our leadership in large-scale industrial development,” said Wodzicki.
